Design-Bid-Build (DBB)

In this delivery method, the Owner hires the general contractor (GC) and the design team separately. Depending on the design contract, the Owner may also utilize the design team to aid in the facilitation and administration of the general construction contract. The GC will be provided a detailed set of drawings and specifications from the design team in the form of a solicitation to quote. This solicitation will be adjusted through the issuance of amendments should any discrepancies or questions need to be answered by the construction team.

During this bidding phase, we at TITAN, are very experienced in coordinating with our trade partners (subcontractors/vendors) in ensuring we provide a competitive and accurate quote. Our procurement staff will also prepare a concise and informative proposal for the Owner’s review.

If TITAN was awarded the construction project, we get straight to work on the preconstruction submittals, contracts, insurance, scheduling, and product submittals. We will build the project per the contract documents on time without sacrificing safety or quality. Professionalism along with effective communication are our #1 priority.

Design – Build (DB)

In this project delivery method, the Owner requests bids only from the GC or Prime Contractor to provide both the design and the construction of the project. During the biding phase. The GC works closely with the design team to ensure that the team is incorporating the objectives of the project along with the applicable building codes in the area. The budgetary design is prepared and the allows the Prime to bid on the project properly and accurately.

We at TITAN have licensed Professional Engineers (PE) who work closely with the design team to ensure we provide an accurate and competitive quote to our customers. We also have certified Construction Managers (CMs) to ensure that we view the project in a constructability and scheduling standpoint.

If awarded a DB project, we will work alongside both the Owner and Design Team to ensure the project objectives are met. Our expertise in DB has allowed us to construct multiple facilities, both commercial and residential.

Subcontractors & Vendors

Our trades partners are the most important members in the overall construction effort. Though we subcontract with our partners as independent contractors, we treat all our partners with respect and transparency. We value our partner’s success during the construction phase and put forth additional communication efforts to ensure that we make that happen.
